Det \u00e4r v\u00e5rt jobb och \u00e4rligheten kr\u00e4ver det. Men nu: det ligger n\u00e5got i luften som inte har synts p\u00e5 l\u00e4nge. Inga fanfarer, inga bubblor. Men tecken.    <\/p>\n<h2>Rekordm\u00e5nga l\u00e5nerbjudanden i Uusimaa<\/h2>\n<p>Satu Astala, vd f\u00f6r OP Koti Uusimaa, ber\u00e4ttar att antalet bol\u00e5neerbjudanden nu ligger p\u00e5 rekordniv\u00e5. Det betyder inte att aff\u00e4rerna blir av automatiskt. Ett l\u00e5neerbjudande \u00e4r just ett l\u00e5neerbjudande, inte ett undertecknat k\u00f6peavtal. Men intresset har helt klart v\u00e4ckts. Vi \u00e4r allts\u00e5 ett steg n\u00e4rmare aff\u00e4rerna!    <\/p>\n<p>Vad har lett till detta? En stor f\u00f6r\u00e4ndring kom fr\u00e5n Finansinspektionen. L\u00e5netaket h\u00f6jdes till 95 procent. I praktiken beh\u00f6ver k\u00f6paren inte l\u00e4ngre spara ihop en lika stor egenkapitalandel som tidigare. Tr\u00f6skeln s\u00e4nks. Fler f\u00e5r nu m\u00f6jlighet att r\u00e4kna om sina finansieringsplaner.     <\/p>\n<h2>S\u00e4ljarna s\u00e4nker inte g\u00e4rna priserna<\/h2>\n<p>Mika Laurikainen, vd f\u00f6r Kiinteist\u00f6maailma, p\u00e5minner om n\u00e5got som m\u00e5nga k\u00f6pare kanske inte vill h\u00f6ra. Alla s\u00e4ljare accepterar inte priss\u00e4nkningar. En del h\u00e5ller fast vid sina beg\u00e4rda priser, oavsett hur marknaden ser ut. Det \u00e4r viktigt att f\u00f6rst\u00e5 detta.   <\/p>\n<p>Att antalet l\u00e5neerbjudanden \u00f6kar inneb\u00e4r inte direkt att priserna har sjunkit till en niv\u00e5 som \u00e4r tillr\u00e4ckligt f\u00f6rm\u00e5nlig f\u00f6r k\u00f6paren. Efterfr\u00e5gan och utbudet f\u00f6r\u00e4ndras visserligen (alltid), men j\u00e4mvikt \u00e4r inte detsamma som ett l\u00e5gt pris. <\/p>\n<h2>Vad vi har skrivit tidigare om detta<\/h2>\n<p><a href=\"https:\/\/oun.fi\/sv\/asp-laina-2026\/\" target=\"_blank\" rel=\"noopener\">De nya best\u00e4mmelserna<\/a> som tr\u00e4dde i kraft i juni samt <a href=\"https:\/\/oun.fi\/sv\/35-arigt-bolan\/\" target=\"_blank\" rel=\"noopener\">de l\u00e4ngre l\u00f6ptiderna f\u00f6r bostadsl\u00e5n<\/a> som har dykt upp p\u00e5 marknaden har redan diskuterats p\u00e5 OUN\u00ae:s blogg. En l\u00e4ngre l\u00f6ptid minskar m\u00e5nadsavgiften, men \u00f6kar den totala kostnaden. Det \u00e4r inte automatiskt en bra eller d\u00e5lig l\u00f6sning. Det beror helt p\u00e5 din situation.   <\/p>\n<p>Nu tillf\u00f6r h\u00f6jningen av l\u00e5netaket ytterligare en variabel till denna ekvation. K\u00f6paren b\u00f6r <a href=\"https:\/\/oun.fi\/sv\/oun-bolanekalkylator\/\" target=\"_blank\" rel=\"noopener\">r\u00e4kna ut den totala kostnaden<\/a>, inte bara m\u00e5nadsavgiften. <\/p>\n<h2>Nu \u00e4r det ett bra tillf\u00e4lle att g\u00f6ra l\u00e4xorna ordentligt<\/h2>\n<p>N\u00e4r marknaden blir mer aktiv kan konkurrensen om attraktiva objekt snabbt h\u00e5rdna. Ett bud som baseras p\u00e5 k\u00e4nslor l\u00e4ggs l\u00e4ttare n\u00e4r man f\u00e5r k\u00e4nslan av att det \u00e4r nu eller aldrig. <\/p>\n<p>Just d\u00e4rf\u00f6r \u00e4r det bra att k\u00e4nna till n\u00e5gra saker i f\u00f6rv\u00e4g:<\/p>\n<ul>\n<li>Vad \u00e4r objektets verkliga marknadsv\u00e4rde, inte bara s\u00e4ljarens beg\u00e4rt pris<\/li>\n<li>Vad inneb\u00e4r egentligen h\u00f6jningen av l\u00e5netaket f\u00f6r dig i euro?<\/li>\n<li>\u00c4r det en s\u00e5dan fr\u00e5ga d\u00e4r s\u00e4ljaren troligen kommer att visa flexibilitet, eller kommer hen att h\u00e5lla fast vid sin st\u00e5ndpunkt?<\/li>\n<\/ul>\n<p>Att marknaden v\u00e4rms upp \u00e4r ett tveeggat sv\u00e4rd f\u00f6r k\u00f6paren. Det inneb\u00e4r fler m\u00f6jligheter, men ocks\u00e5 st\u00f6rre press att agera snabbt. <\/p>\n<h2>Ska vi allts\u00e5 hylla det?<\/h2>\n<p>Var f\u00f6rsiktig. Tecknen finns d\u00e4r och de st\u00e4mmer. Det rekordstora antalet l\u00e5neerbjudanden \u00e4r ett konkret tecken.
