De stigande r\u00e4ntorna har gjort att m\u00e5nadsavgifterna \u00e4r h\u00f6gre \u00e4n f\u00f6r ett par \u00e5r sedan. En l\u00e5ng l\u00f6ptid \u00e4r lockande eftersom den s\u00e4nker m\u00e5nadsavgiften. Men \u00e4r det verkligen v\u00e4rt det?   <\/p>\n<h2>Varf\u00f6r en l\u00e5ng l\u00e5netid verkar lockande<\/h2>\n<p>Ett traditionellt 25-\u00e5rigt bol\u00e5n k\u00e4nns nu om\u00f6jligt f\u00f6r m\u00e5nga. \u00c4ven om situationen har f\u00f6rb\u00e4ttrats j\u00e4mf\u00f6rt med toppniv\u00e5erna under \u00e5ren 2023\u20132024, d\u00e5 r\u00e4ntorna l\u00e5g p\u00e5 \u00f6ver fyra procent, \u00e4r den genomsnittliga r\u00e4ntan fortfarande betydligt h\u00f6gre \u00e4n f\u00f6r n\u00e5gra \u00e5r sedan. <\/p>\n<p>I januari 2026 l\u00e5g den genomsnittliga r\u00e4ntan p\u00e5 nya bol\u00e5n p\u00e5 cirka 2,84 procent. Det l\u00e5ter rimligt, men f\u00f6r ett bol\u00e5n p\u00e5 350 000 euro \u00e4r skillnaden mellan en l\u00f6ptid p\u00e5 25 och 35 \u00e5r \u00e4nd\u00e5 flera hundra euro per m\u00e5nad. <\/p>\n<p>Banken kan komma att bevilja l\u00e5net endast med en l\u00e4ngre l\u00f6ptid. Detta g\u00e4ller s\u00e4rskilt eftersom \u00f6ver 80 procent av de nya l\u00e5nen \u00e4r amorteringsl\u00e5n, d\u00e4r m\u00e5nadsavgiften f\u00f6rblir of\u00f6r\u00e4ndrad s\u00e5 l\u00e4nge r\u00e4ntan inte \u00e4ndras. <\/p>\n<p>Men den l\u00e4gre m\u00e5nadsavgiften kostar. Dyrt. <\/p>\n<h2>R\u00e4ntekostnaden \u00f6kar n\u00e4stan lika mycket som l\u00e5nebeloppet<\/h2>\n<p>T\u00e4nk p\u00e5 det s\u00e5 h\u00e4r: Med dagens r\u00e4nta (ca 2,84 %) betalar du p\u00e5 40 \u00e5r cirka 200 000 euro bara i r\u00e4nta p\u00e5 ett l\u00e5n p\u00e5 300 000 euro. Om r\u00e4ntan stiger till fyra procent \u00f6verstiger r\u00e4ntan redan l\u00e5nebeloppet. Det \u00e4r lika mycket pengar som en ny bostad kostar.  <\/p>\n<p>Det betyder inte att ett l\u00e5ngfristigt l\u00e5n alltid \u00e4r ett d\u00e5ligt val. Det betyder att du m\u00e5ste veta vad det kostar. <\/p>\n<h2>N\u00e4r kan en l\u00e5ng l\u00e5netid vara ett klokt val<\/h2>\n<p>Ibland \u00e4r ett 35-\u00e5rigt bol\u00e5n det enda s\u00e4ttet att skaffa sig en bostad. Om alternativet \u00e4r att forts\u00e4tta hyra i flera \u00e5r kan \u00e4ven ett l\u00e5ngt bol\u00e5n vara r\u00e4tt l\u00f6sning. <\/p>\n<p>En l\u00e5ng l\u00e5netid kan ocks\u00e5 fungera som en tillf\u00e4llig l\u00f6sning. Du kan b\u00f6rja med en l\u00e4ngre l\u00e5netid och f\u00f6rkorta den senare n\u00e4r inkomsterna \u00f6kar eller livssituationen f\u00f6r\u00e4ndras. I ett amorteringsl\u00e5n g\u00e5r detta att g\u00f6ra genom extra amorteringar.  <\/p>\n<p>Vissa vill h\u00e5lla sina m\u00e5natliga utgifter l\u00e5ga och placera \u00f6verskottet. Detta kr\u00e4ver dock disciplin och kunskap om investeringar. Oftast fungerar det inte i praktiken.  <\/p>\n<h2>R\u00e4nteutvecklingen p\u00e5verkar beslutet<\/h2>\n<p>12-m\u00e5naders Euribor-r\u00e4ntan har b\u00f6rjat stiga svagt sedan sommaren 2025. I mitten av maj 2026 l\u00e5g den p\u00e5 cirka 2,7 procent. Marknaden f\u00f6rv\u00e4ntar sig att r\u00e4nteuppg\u00e5ngen forts\u00e4tter i m\u00e5ttlig takt, och 2027 f\u00f6rv\u00e4ntas r\u00e4ntan ligga n\u00e4rmare tre procent.  <\/p>\n<p>Om du tror att r\u00e4ntorna kommer att stiga kan en fast m\u00e5nadsavgift vara ett lockande alternativ. D\u00e5 f\u00f6rblir m\u00e5nadsavgiften densamma, men n\u00e4r r\u00e4ntorna stiger f\u00f6rl\u00e4ngs l\u00e5netiden automatiskt. Amortering med lika stora avbetalningar \u00e4r \u00e5 andra sidan billigast totalt sett, men de inledande avbetalningarna \u00e4r st\u00f6rre.  <\/p>\n<h2>S\u00e5 h\u00e4r ber\u00e4knar du de faktiska kostnaderna<\/h2>\n<p>Titta inte bara p\u00e5 m\u00e5nadsavgiften. R\u00e4kna ut de totala kostnaderna f\u00f6r hela l\u00e5netiden med olika alternativ. Du kommer f\u00f6rmodligen att bli f\u00f6rv\u00e5nad \u00f6ver hur stor skillnaden \u00e4r.  <\/p>\n<p>T\u00e4nk ocks\u00e5 p\u00e5 att ha lite spelrum.
