Nu h\u00e5ller vinden p\u00e5 att v\u00e4nda. Enligt en f\u00e4rsk unders\u00f6kning fr\u00e5n S-Pankki anser 44% av finl\u00e4ndarna att ett bol\u00e5n \u00e4r en ekonomisk risk. F\u00f6r ett \u00e5r sedan var siffran 33%.   <\/p>\n<p>Samtidigt har regeringen redan l\u00e4ttat p\u00e5 bol\u00e5nereglerna tv\u00e5 g\u00e5nger i \u00e5r. I april f\u00f6rl\u00e4ngdes l\u00e5netiden till 40 \u00e5r. I juni s\u00e4nktes sj\u00e4lvfinansieringsgraden f\u00f6r ASP-l\u00e5n fr\u00e5n 10% till 5%. Syftet var att stimulera bostadsmarknaden och g\u00f6ra det l\u00e4ttare att f\u00e5 ett k\u00f6panbud p\u00e5 en f\u00f6rsta bostad.   <\/p>\n<p>Finlands Bank varnar h\u00f6gljutt. Men finns det anledning till panik? <\/p>\n<h2>Stigande r\u00e4ntor urholkar f\u00f6rtroendet<\/h2>\n<p>12-m\u00e5naders Euribor har i \u00e5r stigit fr\u00e5n cirka 2 procent till n\u00e4stan 2,8 procent. Nordea r\u00e4knar med fyra r\u00e4nteh\u00f6jningar fram till slutet av \u00e5ret. Europeiska centralbankens inl\u00e5ningsr\u00e4nta kan stiga till 3 procent.  <\/p>\n<p>F\u00f6r hus\u00e4gare inneb\u00e4r det hundratals euro mer i m\u00e5naden. F\u00f6r ett l\u00e5n p\u00e5 300 000 euro inneb\u00e4r en h\u00f6jning med en procentenhet att m\u00e5nadskostnaden \u00f6kar med cirka 250 euro. Det \u00e4r en stor summa f\u00f6r en medelinkomsttagarfamilj.  <\/p>\n<p>Janne Ronkanen, ekonom p\u00e5 S-Pankki, s\u00e4ger att stigande r\u00e4ntetryck och svag syssels\u00e4ttning d\u00e4mpar hush\u00e5llens uppl\u00e5ning. M\u00e4nniskor \u00e4r r\u00e4dda. Men det finns s\u00e4tt att styra riskerna.  <\/p>\n<h2>R\u00e4ntes\u00e4kringar f\u00e5r en ny roll<\/h2>\n<p>I en v\u00e4rld med stigande r\u00e4ntor blir r\u00e4ntes\u00e4kring allt viktigare. Ett fastr\u00e4ntel\u00e5n eller k\u00f6p av amorteringsfria l\u00e5n kan ge en lugn natts\u00f6mn under m\u00e5nga \u00e5r fram\u00f6ver. <\/p>\n<p>Bankerna erbjuder nu mer aggressiva r\u00e4ntes\u00e4kringsprodukter. Priset har stigit, men m\u00e5nga familjer tycker att det l\u00f6nar sig i form av sinnesfrid. Om du vet exakt hur stor din m\u00e5natliga amortering kommer att bli de kommande tre \u00e5ren blir det l\u00e4ttare att budgetera.  <\/p>\n<p>L\u00e5nef\u00f6rs\u00e4kringar har ocks\u00e5 vunnit ny popularitet. Arbetsl\u00f6shetsf\u00f6rs\u00e4kringen betalar m\u00e5nadsavgifterna p\u00e5 ett l\u00e5n om du blir av med ditt talko. Invaliditetsf\u00f6rs\u00e4kringen fungerar p\u00e5 samma s\u00e4tt vid sjukdom. Priserna b\u00f6rjar fr\u00e5n n\u00e5gra tiotals euro per m\u00e5nad.   <\/p>\n<h2>Ett 40-\u00e5rigt l\u00e5n &#8211; m\u00f6jlighet eller risk?<\/h2>\n<p>Regeringens id\u00e9 var enkel. En l\u00e4ngre l\u00e5netid s\u00e4nker m\u00e5nadsbetalningen och g\u00f6r det l\u00e4ttare att k\u00f6pa bostad. Med ett 40-\u00e5rigt l\u00e5n f\u00e5r du cirka 100 000 euro mer f\u00f6r samma m\u00e5nadsbetalning \u00e4n med ett 25-\u00e5rigt l\u00e5n.  <\/p>\n<p>Finlands Bank ser annorlunda p\u00e5 saken. Marja Nyk\u00e4nen, vice ordf\u00f6rande i direktionen, varnar f\u00f6r att regel\u00e4ndringar inte kommer att stimulera bostadsmarknaden snabbt, men att de kommer att leda till h\u00f6gre bostadspriser p\u00e5 l\u00e4ngre sikt. <\/p>\n<p>Problemet \u00e4r enkelt. Om folk f\u00e5r fler l\u00e5n kommer de att erbjuda h\u00f6gre priser f\u00f6r bost\u00e4der. Priserna g\u00e5r upp och till slut betalar alla mer.  <\/p>\n<p>Nordea ser en m\u00f6jlighet. De s\u00e4ger att ett l\u00e4ngre l\u00e5n kan g\u00f6ra finl\u00e4ndarna rikare om de pengar som frig\u00f6rs investeras klokt. Ett 40-\u00e5rigt l\u00e5n frig\u00f6r pengar f\u00f6r investeringar som kan generera mer \u00e4n r\u00e4ntan p\u00e5 l\u00e5net kostar. <a href=\"https:\/\/oun.fi\/sv\/finansieringsvederlag-eller-ett-banklan\/\" target=\"_blank\" rel=\"noopener\">De som k\u00f6per en bostad m\u00e5ste ocks\u00e5 \u00f6verv\u00e4ga det potentiella bolagsl\u00e5net p\u00e5 fastigheten.<\/a>  <\/p>\n<h2>F\u00f6rstag\u00e5ngsk\u00f6pare av bostad f\u00e5r l\u00e4ttnader<\/h2>\n<p><a href=\"https:\/\/oun.fi\/sv\/asp-laina-2026\/\" target=\"_blank\" rel=\"noopener\">S\u00e4nkningen av medfinansieringsgraden f\u00f6r ASP-l\u00e5n till 5%<\/a> \u00e4r en p\u00e5taglig l\u00e4ttnad f\u00f6r unga: f\u00f6r en bostad p\u00e5 200 000 euro r\u00e4cker det nu att spara 10 000 euro i st\u00e4llet f\u00f6r 20 000 euro. <\/p>\n<p>Med mindre sj\u00e4lvfinansiering stiger skuldkvoten, men detta motverkas av att bostadspriserna fallit kraftigt de senaste \u00e5ren. M\u00e5nga bost\u00e4der kostar nu tiotusentals euro mindre \u00e4n f\u00f6r n\u00e5gra \u00e5r sedan. <\/p>\n<p>Mari Govenius fr\u00e5n S-Pankki talar om flexibilitet och att bygga upp en investeringsf\u00f6rm\u00f6genhet. Tanken \u00e4r f\u00f6rnuftig: om du sparar 10 000 euro p\u00e5 ett BSP-konto och placerar de \u00e5terst\u00e5ende 10 000 euro kan du \u00f6ka din f\u00f6rm\u00f6genhet och samtidigt l\u00e4gga grunden f\u00f6r ett bostadsk\u00f6p. Om du funderar p\u00e5 att k\u00f6pa din f\u00f6rsta f\u00f6rstag\u00e5ngsk\u00f6pare ska du ocks\u00e5 l\u00e4sa <a href=\"https:\/\/oun.fi\/sv\/kopa-ditt-forsta-hem-steg-for-steg-en-checklista-for-din-ficka\/\" target=\"_blank\" rel=\"noopener\">v\u00e5r k\u00f6pguide<\/a>!  <\/p>\n<h2>Vad s\u00e4ger statistiken egentligen?<\/h2>\n<p>Enligt Finlands Bank \u00e4r den genomsnittliga l\u00e4ngden p\u00e5 nya bol\u00e5n nu 23 \u00e5r. M\u00e4nniskor tar redan nu kortare l\u00e5n \u00e4n de skulle kunna. Varf\u00f6r \u00e4r det s\u00e5? F\u00f6r att de vill bli skuldfria snabbare.   <\/p>\n<p>Men i en tid med l\u00e5ga r\u00e4ntor var ett l\u00e5ngt l\u00e5n ett f\u00f6rnuftigt val. Om du tar ett l\u00e5n p\u00e5 1,5 procent och investerar pengarna f\u00f6r att tj\u00e4na 5 procent, kommer du att tj\u00e4na 3,5 procent per \u00e5r. Vid h\u00f6gre r\u00e4ntor \u00e4ndras formeln.  <\/p>\n<p>Nu n\u00e4r r\u00e4ntorna stiger kan det vara klokt att ta kortare l\u00e5n. Eller ta ett l\u00e5ngt l\u00e5n men s\u00e4kra det. Det finns alternativ. <\/p>\n<p>Om bostaden \u00e4r f\u00f6rem\u00e5l f\u00f6r ett bolagsl\u00e5n&#8230; Ja, ett l\u00e5n, som m\u00e5ste betalas. L\u00e4s <a href=\"https:\/\/oun.fi\/sv\/att-betala-av-ett-bolagslan-nar-man-koper-hus-ar-det-vart-det\/\" target=\"_blank\" rel=\"noopener\">om att betala ett bolagsl\u00e5n n\u00e4r du k\u00f6per ett hus<\/a>!  <\/p>\n<h2>Sanningen \u00e4r en balansg\u00e5ng<\/h2>\n<p>Riskerna med bol\u00e5n har \u00f6kat, men det har ocks\u00e5 m\u00f6jligheterna att styra dem. R\u00e4ntes\u00e4kringar, f\u00f6rs\u00e4kringar och b\u00e4ttre l\u00e5nevillkor ger verktyg f\u00f6r smart riskhantering. <\/p>\n<p>F\u00f6r f\u00f6rstag\u00e5ngsk\u00f6pare \u00e4r det l\u00e4ttare \u00e4n p\u00e5 flera \u00e5r att komma in p\u00e5 marknaden. Priserna har sjunkit, l\u00e5nevillkoren har l\u00e4ttats upp och det finns r\u00e4nteskydd. Det kr\u00e4ver planering, men m\u00f6jligheterna finns d\u00e4r.  <\/p>\n<p>Mer erfarna k\u00f6pare kan dra nytta av marknadsl\u00e4get. Om du kan l\u00e4sa av risker och styra dem kan det nu vara en bra tid att agera. <\/p>\n<p>Fr\u00e5gan \u00e4r inte om ett bol\u00e5n \u00e4r en risk. Det har det alltid varit.
