Planen uppr\u00e4ttas vanligtvis f\u00f6r en 10-\u00e5rsperiod och baseras p\u00e5 resultaten av en konditionsbed\u00f6mning eller unders\u00f6kning. <\/p>\n<p>Enligt bostadsaktiebolagslagen ska styrelsen i ett bostadsbolag \u00e5rligen l\u00e4gga fram en rapport till bolagsst\u00e4mman om de v\u00e4sentliga underh\u00e5llsbehoven f\u00f6r de kommande fem \u00e5ren. PTS uppfyller denna lagstadgade skyldighet och har blivit etablerad praxis i m\u00e5nga bostadsbolag. <\/p>\n<p>En bra PTS inneh\u00e5ller en tydlig lista \u00f6ver framtida reparationer, med en uppskattad tidsram och kostnad. Planen kommer bland annat att diskutera <\/p>\n<ul>\n<li>Fasader, tak och sockel<\/li>\n<li>V\u00e4rme-, vatten- och ventilationssystem<\/li>\n<li>F\u00f6nster och d\u00f6rrar<\/li>\n<li>V\u00e5ta utrymmen och inv\u00e4ndiga ytor<\/li>\n<li>Innerg\u00e5rdar<\/li>\n<\/ul>\n<h2>PTS-planen \u00e4r en r\u00e4ttslig f\u00f6rpliktelse<\/h2>\n<p>Ja, PTS \u00e4r i praktiken obligatoriskt. Enligt bostadsaktiebolagslagen ska en skriftlig redog\u00f6relse fr\u00e5n styrelsen l\u00e4ggas fram p\u00e5 ordinarie bolagsst\u00e4mma om behovet av underh\u00e5ll av bolagets byggnader och fastigheter under de fem \u00e5r som f\u00f6ljer efter bolagsst\u00e4mman och som v\u00e4sentligt p\u00e5verkar anv\u00e4ndningen av bostadsr\u00e4tten, bolagets insats eller andra kostnader som uppkommer med anledning av anv\u00e4ndningen av bostadsr\u00e4tten. <\/p>\n<p>Det spelar ingen roll om styrelsen kallar sin rapport f\u00f6r ett reparationsprogram, en underh\u00e5llsplan, en underh\u00e5llsplan eller n\u00e5got annat &#8211; det viktiga \u00e4r att planen finns och h\u00e5lls uppdaterad.<\/p>\n<h2>Hur man l\u00e4ser en PTS-plan ur en k\u00f6pares perspektiv<\/h2>\n<p>N\u00e4r du tittar p\u00e5 PTS-planen ska du vara s\u00e4rskilt uppm\u00e4rksam p\u00e5 f\u00f6ljande punkter:<\/p>\n<p><strong>Stora renoveringar under de kommande \u00e5ren:<\/strong> Vilka stora renoveringar st\u00e5r f\u00f6r d\u00f6rren under de kommande 3-5 \u00e5ren? I synnerhet stamrenoveringar, fasadrenoveringar och takrenoveringar kan \u00f6ka fastighetens v\u00e4rde avsev\u00e4rt. <\/p>\n<p><strong>Kostnadsber\u00e4kningar:<\/strong> hur mycket kommer reparationerna att kosta totalt och hur kommer kostnaderna att f\u00f6rdelas \u00f6ver \u00e5ren? Detta hj\u00e4lper till att uppskatta storleken p\u00e5 de framtida \u00e5terbetalningarna. <\/p>\n<p><strong>Br\u00e5dskande:<\/strong> vilka reparationer \u00e4r markerade som br\u00e5dskande? Dessa kan slutf\u00f6ras tidigare \u00e4n planerat. <\/p>\n<p><strong>Finansieringsplaner:<\/strong> hur ska renoveringen finansieras &#8211; med bolagsl\u00e5n eller genom att h\u00f6ja k\u00f6peskillingen? Ska inteckningen betalas av ett hypoteksbolag? <\/p>\n<h2>PTS och premieh\u00f6jningen &#8211; koppling till reparationsskulden<\/h2>\n<p>PTS-planen ger dig en uppfattning om hur mycket bostadsbolaget har i s\u00e5 kallad reparationsskuld &#8211; det vill s\u00e4ga hur mycket pengar som kommer att beh\u00f6vas f\u00f6r framtida n\u00f6dv\u00e4ndiga reparationer.
