J\u00e4rjestelm\u00e4 kokoaa yhteen pirstaleisen tiedon eri l\u00e4hteist\u00e4 ja tarjoaa ajantasaista dataa muun muassa asuntojen pinta-aloista, k\u00e4ytt\u00f6tarkoituksista ja omistussuhteista.<\/p>\n\n<p>Tavoitteena on helpottaa kiinteist\u00f6alaa ja v\u00e4hent\u00e4\u00e4 byrokratiaa. By 2026, the Residential and Commercial Property Information System will collect significantly more information on housing companies. This change will affect every one of the approximately 90 000 limited liability housing companies in Finland.  <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What&#8217;s new in the Residential and Commercial Property Information System?<\/h3>\n\n\n\n<p>In the HTJ2 phase, the system will be extended to cover:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Data on renovation and alteration work by housing companies<\/li>\n<li>Long-term maintenance plans (PTS) for the next five years<\/li>\n<li>Company loans and their purposes<\/li>\n<li>Shareholders&#8217; loan shares and consideration data<\/li>\n<\/ul>\n\n\n\n<p>In practice, the information is transferred from paper property manager&#8217;s certificates and separate documents to a single electronic system.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What does this mean for you as a buyer?<\/h3>\n\n\n\n<p>In the past, the home buyer had to order a property manager&#8217;s certificate and try to interpret it on their own. The information was scattered in different documents. In the future, the relevant information will be in one place. This will be a particular improvement:   <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Comparability:<\/strong> data <strong>from different housing companies<\/strong> are in the same format<\/li>\n<li><strong>Transparency: renovation history<\/strong> visible in one place<\/li>\n<li><strong>Monitoring of loan defaults: company loans<\/strong> and the shareholder&#8217;s loan share available in the register<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Timetable &#8211; what happens when?<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>June 2025: Housing companies&#8217;<\/strong> interface opened, notification of renovation projects starts<\/li>\n<li><strong>November 2025: Banks<\/strong> to report company loans to the system<\/li>\n<li><strong>December 2025: property managers<\/strong> will start reporting shareholder loan shares<\/li>\n<li><strong>30.6.2026: All data must<\/strong> be reported to the Residential and Commercial Property Information System<\/li>\n<li><strong>From 1.7.2026: Data updated<\/strong> annually<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">What if you are buying a home right now?<\/h3>\n\n\n\n<p>The expansion of the Residential and Commercial Property Information System is good news, but its full impact will not be felt until the end of 2026 and beyond. In the meantime: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Don&#8217;t just rely on the Residential and Commercial Property Information System printout &#8211; the housing company&#8217;s documents are still essential<\/li>\n<li>Make sure you register ownership of your shares on time<\/li>\n<li>Find out whether the housing company has already transferred its repair history to the Residential and Commercial Property Information System or is in the process of doing so<\/li>\n<\/ul>\n\n\n\n<p>What do the housing company documents really say?
