You’ve found an apartment that feels right. The location is good, the price is right, the viewing went well. Then the agent sends you a bunch of documents – and no one tells you what to look for. <\/p>\n\n\n\n

What these documents really say<\/h2><\/div>\n\n\n\n

The housing company documents are the entire financial and technical history of the company in one package. They tell you whether the company has money, whether the building is being looked after, whether there will be any major renovations in the next few years – and who’s running the company. <\/p>\n\n\n\n

The balance sheet<\/strong> is the most important of these. It includes the financial statements, balance sheet, activity report, audit, budget and the corrective action plan (PTS). Together, they tell you both the current situation and what is to come.
The landlord’s certificate<\/strong> gives information about each apartment – whether there are any outstanding charges, whether the apartments are pledged, what renovations are coming up.
The Articles of Association<\/strong> determine the basis for the fees – for example, whether the fee is calculated per square metre or per share.
The sales brochure<\/strong> is a tool for the intermediary. It is designed to sell, not to protect the buyer. There may also be minutes of general meetings, renovation cost calculations and renovation reports. They all tell you something – if you know what to look for. <\/p>\n\n<\/div>\n\n\n\n

The Espoo case<\/h3><\/div>\n\n\n\n

A first-time buyer had found a pleasant terraced house. The apartment seemed fine on the surface, and the agent happily mentioned that no moisture problems had been detected. True – but several other apartments in the same housing company had a moisture problem. In addition, the company’s administration had for years neglected another apartment’s unpaid charges. The structures and the administration told a different story than the sales brochure.<\/p>\n\n<\/div>\n\n\n

The Tampere case<\/h3><\/div>\n\n\n\n

The housing company’s finances looked good at first glance – money in the account, moderate charges. Digging deeper revealed that the good financial situation was because building maintenance had been neglected for a long time. In addition, the board had changed completely at every shareholders’ meeting – not a single member wanted to continue. The conclusion was clear: something was seriously wrong, and the shareholders weren’t happy living there.<\/p>\n\n<\/div>\n\n<\/div>\n\n\n\n
